Building in Williams, AZ: What's Different at 6,700 Feet

The short answerWilliams sits at about 6,770 feet, with around 65 inches of snow a year and January lows near 21 degrees. A home there needs to be built for cold the way a Havasu home is built for heat: insulation, heated floors, and an RV bay that keeps the rig out of the snow.

A different climate than the rest of Arizona

Williams runs 20 to 30 degrees cooler than Phoenix most of the year. July highs average about 84 degrees, which is why so many Valley buyers want a place up there. Winter is real, though: January averages a high around 47 and a low around 21, and the town gets around 65 inches of snow a year.

Build for the cold, not just the view

At 111 Highland Meadows, the home we are building on the pond at the 14th hole of Elephant Rocks Golf Course, that meant:

  • Radiant heated floors throughout. Warm floors make a mountain house usable in January, not just in July.
  • Spray foam insulation in the house and the garage. The garage is insulated too, because that is where the rig and the toys live.
  • A whole-home water softener and a plan for hard freezes, so a pipe problem does not sit for weeks while you are away.
  • A mud room between the garage and the house for boots, clubs and snow gear.

The RV bay still comes first

An RV in Williams needs a home out of the snow, not a spot at a storage lot in town. 111 Highland Meadows has an RV bay with 16 feet of clear height inside and a 13’6” by 14’ door, plus a two-car garage, 1,863 sf of garage in all.

Plan for snow and the monsoon

Snow means a plan for clearing the driveway in front of the RV door, and roofs and drainage designed for it. Summer brings the monsoon, with afternoon storms from mid July into September, so drainage around the garage matters there too.
